Fitting Out Your Loft Conversion

With the core structure of your loft complete — beams, flooring, and dormers all in place — this is where your new space truly starts to take shape. The fitting-out stage focuses on turning the framework into a warm, functional, and beautifully finished living area.
1. Insulation & Framing
We begin by fully insulating your loft to meet and exceed current Building Regulations. This not only enhances energy efficiency but also creates a comfortable living environment year-round.
Once insulated, we cross-batten the loft and construct internal stud walls to define your rooms — whether that’s an en-suite, an extra bedroom, or a stylish walk-in wardrobe.
2. Windows, Plumbing & Electrics (First Fix)
After the space is sectioned off, we install your Velux and dormer windows, bringing in natural light and ventilation.
At the same time, our team begins the first fix for plumbing and electrics — positioning all necessary pipework, wiring, and outlets to support your chosen layout.
3. Staircase Installation
Next, we carefully form an opening in your existing ceiling and install the new staircase that links your home seamlessly to your loft.
Every staircase is designed to look like it’s always been part of your property — complete with handrails, spindles, and any required partition walling to meet safety and aesthetic standards.
4. Plasterboarding & Finishing Touches
Once the structural work and utilities are in place, we plasterboard the walls and ceilings, creating smooth, clean surfaces ready for finishing.
We then fit doors, casings, skirting boards, and architraves, ensuring every detail reflects a high standard of craftsmanship.
5. Plastering, Final Electrics & Plumbing (Second Fix)
The rooms are then professionally plastered for a flawless finish.
Our electricians and plumbers return to complete the second fix, connecting lights, switches, radiators, and bathroom fittings — bringing your loft conversion to life.
6. Clean-Up & Completion
Finally, we make sure everything is spotless. The scaffolding is dismantled, skips removed, and all debris cleared from your property.
You’re left with a beautifully finished, ready-to-use new space that complements your home perfectly.
